- Sheraton Bonmont Residences comprises 28 apartments that form an integral part of the Hotel Sheraton Bonmont Golf Resort & Spa complex which, in turn, is located at the heart of the Bonmont residential community on the Costa Dorada.
- Apartments are built on land classified as residential, which means that they do not necessarily need to be run on a hotel basis: owner can join the leasing scheme of the Sheraton Hotel or they are also able to live full time in their property.
- The leasing scheme is managed by Sheraton, a member of the Starwood hotel group and one of the world’s most prestigious luxury hotel operators.
- Each of the 28 apartments comprises two independent guestrooms:
- A suite-style room with lounge/dining room, fully equipped kitchen, bedroom and full bathroom
- A second room identical to a standard hotel room with en suite bathroom.
- Rooms are connected via an entrance hall.
USAGE CONCEPT
- Owner Usage, when joining the leasing scheme, is unlimited in low season and subject to certain conditions in peak season of the unit:
- Peak season (1st June through 30th September), restriction to a maximum of four weeks in total, with no more than three weeks to be used between 1st July and 31st August.
- Additional usage of the unit during the peak season would be subject to availability and payment by owner of a daily rate equal to 50% of the thenapplicable daily rate for the unit.
- Such amount would be treated as hotel revenue only, and would not be considered as rental income to be allocated among participating unit owners.
- Reservation Requirements: Unit owners submit a usage calendar each year (before the first day of August) for owner usage during the following year.
USAGE CONCEPT : SERVICES & AMENITIES
- Access to the Hotel & resort facilities and services: Unit owners, their immediate family and Authorized Guests have access to the hotel facilities (such as the swimming pool and other common areas), the residential services and the à la carte services with no additional fee.
- Non-Authorized Guests will need to pay a daily guest fee (determined by the hotel) in order to be able to have access to the facilities and services of the hotel.
- Unit owners and their immediate family will have the right to discounts on à la carte services such as spa treatments and food and beverage consumption; Guests (whether Authorized or Non-Authorized) would not have such discounts.
- Residential Services will be provided by hotel staff without charge to the unit owners.
Reduced rates for use of sports facilities such as golf, tennis or paddle will only be available for unit owners and their immediate family. Authorized and Non-Authorized Guests will not have the right to such discounts.
- Availability and preparation of your property for your chosen dates + Property Management
- Spa treatments and massages in your residence + Concierge and secretarial services
- Special terms for the use of all hotel facilities + Chauffeur service and airport transfers
- 24-hour room service, 365 days a year + Rental of your property on a hotel basis
USAGE CONCEPT : HOUSEKEEPING
- Daily housekeeping services will not be provided automatically during unit owner occupancy periods, but may be purchased as an à la carte service by unit owner or unit owner’s guests. Unit owner will be responsible for these charges.
- For units participating in the rental program, the Hotel will perform a standard departure cleaning at the conclusion of the stay to prepare the unit for rental, at the Hotel’s expense. If more than the standard cleaning is required, unit owner will be responsible for the additional charges.
LEASING CONCEPT
- The rental program for the Sheraton Bonmont Residences is a non-mandatory program available to all owners of Sheraton-branded properties in Bonmont.
- The program allows participating unit owners, when they are not occupying their unit, to rent out their unit as part of the Hotel’s transient room inventory.
- The rental program is entirely voluntary and participating in it is not a condition of ownership.
- For those who elect to participate in the rental program, they will sign a leasing agreement. There will be no assurances that the participating units will be rented or that they will be rented at any particular rate.
- The Hotel offers 3 rental program options. The difference between the options relates to the extent of the residence that the Unit Owner contributes to the program:
- Option A: Rental of the complete apartment combining both 1-bed apartment and lock-off unit;
- Option B: Rental of the 1-Bedroom apartment only;
- Option C: Rental of the lock-off / standard suite only.
- The participating unit owners’ shares of net rental income will be divided so that each unit owner in:
- Option A (Complete Unit) shall receive two times the amount received by each unit owner in Option B (1 Bed Unit)
- Option B receive one and a half times the amount received by owners in Option C (Lock-Out Guestroom)
- This is valid for each day during which the unit is available for use in the rental program.
- Rental Income generated by the rental program will be split between the Hotel and the participating unit owners differently in high and low seasons

- Participating unit owners will receive a percentage of the net rental income (Participating Unit Owners’ share less the required contribution to the replacement reserve) based upon the rental program option elected and the availability of their unit in the rental program.
- Room rates are established by the Hotel at its sole discretion. The hotel will make no assurances that any particular rate will be obtained for a participating unit.
- Utility costs (for electricity & water consumption) that relate to periods when the unit is available for use in the rental program will be paid by the Hotel. Utility costs that relate to periods when the unit is not available for use in the rental program will be paid by unit owner.
- The SBR owner will pay the maintenance community cost of the Sheraton Bonmont Residences. An estimated cost is €250 per month per unit.
